A map, not your bank's final list.

Every bank and every profile has nuances. This is the landscape Minha Terra uses to build your list: the essentials to open the loan file, and the property pack once a house exists. The personalised list comes after the eight questions.

To start the home loan file

Household papers: who you are, where you live, how you earn, what you already filed with Finanças, and the Bank of Portugal credit map. Without this, credit analysis often does not start.

  • Citizen card or passportValid ID with name and expiry visible. If you are not a Portuguese citizen, include the residence title too.
  • NIFPortuguese tax number card or Finanças proof showing the NIF and name.
  • NISSSocial security number proof with the holder name.
  • Proof of addressRecent utility bill, rental contract, or Finanças address proof.
  • IRS and tax assessmentLast 2 to 3 years of IRS plus the tax assessment, with NIF and name. Do not crop pages.
  • Proof of employment or incomeThe list changes: contract and payslips, or start of activity and green receipts, depending on the profile.
  • Bank statements3 to 6 months with holder name and period visible. Banks want the full statement, not a cropped screenshot.
  • Bank of Portugal responsibilities mapCRC / responsibilities map for the holder, recently issued.

Once a property is in view

CPCV, property booklet, permanent land registry, occupation licence, energy certificate, IMI. If you are still searching, keep this layer for later.

  • Promissory contract (CPCV)Signed CPCV or draft once a house is in view. If you are still searching, this can wait.
  • Property bookletUrban property booklet for the house, recently issued.
  • Permanent land registry certificatePermanent land registry certificate, or the access code.
  • Occupation licenceMunicipal occupation / use licence for the property.

This does not replace the list from the bank, the agent, or the notary. Do not crop statements or IRS. Minha Terra is not a lender.
